Independent site

Reverse Mortgage Numbers is a private publication. It is not run, endorsed or paid for by the U.S. Department of Housing and Urban Development, the Federal Housing Administration, a lender, a loan broker or a housing counseling agency.

General information, not advice

The pages describe the federal rules of the HECM program and the calculators apply them to the figures you type. Nothing here is a loan offer, a rate quote or personal financial, tax or legal advice. The lender’s cost estimate and the payment plan a lender gives you are the figures that count, and HUD-approved counseling is required before any HECM application.

Liability

Rules and rates are read on official texts and the calculators are tested before each release, but rules change and errors cannot be excluded. The publisher is not liable for a decision taken on the basis of the site alone. Errors can be reported through the contact page.

Intellectual property

Texts, design and code belong to the publisher; short quotations with a link are welcome. Federal government texts quoted here are in the public domain.

Embedding

The reverse mortgage calculator may be embedded for free with its credit line visible: see the embed page.

Personal data and cookies

What you type in the calculators stays in your browser. The site sets Google Analytics audience measurement cookies (_ga, _ga_17BVGBZXVT, 13 months at most), with no advertising; page stability is monitored with Microsoft Clarity, cookie-free. Governing law

French law applies; failing an amicable settlement, the courts of France have jurisdiction. Updated: 2026-10-20.

Amounts follow the HUD factor table and FHA rules in force on the date shown; the figures of a lender’s written cost estimate and payment plan are the ones that count. Rates, margins and closing costs vary by lender. This is general information, not a loan offer or personal advice. We lend nothing and refer no one.
