About Reverse Mortgage Numbers

Radif Partners loads the principal limit factor table that HUD publishes for HECM loans, all 82 ages and 128 expected rates, and applies the FHA rules written in Handbook 4000.1 and 24 CFR part 206: the 2026 maximum claim amount, the 2% upfront and 0.5% annual mortgage insurance, the origination fee cap, the first-year draw limit and the set-aside for taxes and insurance. The site lends nothing, refers no borrower to a lender, collects no contact details and gives no personal advice.

The gap this site fills

Most reverse mortgage calculators belong to lenders. Some ask for a name, an address and a phone number before showing a figure; others show one amount with no word on the mortgage insurance, the origination fee or the limit on what can be drawn in the first year. HUD's own calculator still carries the label of fiscal year 2018 and asks for the inputs of a loan officer. None of them publishes the factor table that decides the amount.

This site does better than the first Google result because it publishes the HUD principal limit factor table in force and follows the HUD payment plan form line by line: the 2 % and 0.5 % mortgage insurance, the origination cap, the liens paid off, the set-aside for taxes and insurance, the first-year limit, the credit line that grows and the balance over time, without asking for a name, an address or a phone number.

Who publishes it

The site is published by Radif Partners, a company that builds calculators on public rules. It is not a lender, a mortgage broker, a housing counseling agency or a government agency, receives no commission and has no partner to send you to. Pages carry no affiliate link and no lead form.

What we rely on

The HUD principal limit factor table, Mortgagee Letter 2025-22 for the 2026 limit, HUD Handbook 4000.1, 24 CFR part 206, the HUD payment plan form, the life table of Regulation Z, Appendix L, the Treasury yield curve, IRS Publication 936 and the Social Security POMS.

What the site leaves out

We cannot quote a lender's margin, appraise a home or check whether a condominium is approved. Proprietary reverse mortgages, which some lenders offer above the FHA limit, follow each lender's own tables and are not modeled. The method page lists every formula and its limits; the editorial policy explains corrections.

Amounts follow the HUD factor table and FHA rules in force on the date shown; the figures of a lender’s written cost estimate and payment plan are the ones that count. Rates, margins and closing costs vary by lender. This is general information, not a loan offer or personal advice. We lend nothing and refer no one.
